Wolf Partners, a vertically integrated, design-led real estate development firm, recently hosted a groundbreaking for the West Bay Townhomes, a new luxury townhome development in Tampa, Florida. The townhomes will be framed with cold-formed steel (CFS) to reduce the build time, minimize waste and improve the strength and durability of the development.

Precision-Built Steel Framed Townhomes

The West Bay development consists of 7 three-story luxury townhomes. Each townhome has over 3,000 square feet of living space. Three unique layout options are available for purchase. Homes range from 3 to 4 bedrooms and 3.5 to 4.5 bathrooms. Each home comes with a 2-car garage and access to a private courtyard.

According to Patch, Wolf Partners uses a precision-built structural CFS frame, which is both hurricane and termite resistant. It is a modern touch that adds strength and durability to the home, and spearheaded an innovative approach toward the design and construction of their projects using metal framing.

“Our team is excited to bring a technologically advanced townhome development to one of the most historic neighborhoods in Tampa,” says Adam Wolf, co-founder and principal at Wolf Partners. “We virtually built the project in 4D computer space, thoughtfully arranging each framing member out of light-gauge steel before sending it to the fabrication machine to create components assembled into wall, floor and roof panels.”

Wolf Fabrication Partners is the manufacturing arm of the Wolf Partners vertically integrated development model, according to their Wolf Partners website. Operating in a brand new 22,000-square-foot facility located just north of Tampa International Airport, Wolf Fabrication produces wall panels, floor joist and truss systems and other building components using CFS roll-forming technology.

Building with CFS provides many benefits during design, planning, construction and throughout the life of the building. CFS improves project efficiency and gives customers greater confidence in the final product, the Wolf Fabrication website says.

The Steel Framing Advantage

Cold-formed steel (CFS) leads the way as the preferred framing material for prefabricated structures for multiple reasons. CFS is:

  1. A pre-engineered material that can be cut to exact lengths
  2. Dimensionally stable and does not expand or contract with changes in moisture content
  3. Lightweight compared to wood and concrete
  4. Resilient and will not warp, split, crack or creep when exposed to the elements
  5. Sustainable and 100% recyclable
  6. Durable and has a high tensile strength
  7. Non-combustible and is a safeguard against fire accidents
